Could the agency prefer tenants who show up in person?

In Switzerland, agencies make their decisions based on the tenant dossier (income, references, reliability), not who attends the viewing. At public viewings, staff simply open the door and answer questions.

It’s common for a partner, friend, or trusted proxy to visit in your place when you can’t be there. As long as your dossier is strong and complete, using a proxy usually doesn’t affect your chances.

Can I see the place myself before signing?

Yes, if your application is accepted, a second visit is generally allowed by agencies. In fact, agencies and landlords prefer — and sometimes require — that the tenant see the property before signing.

Is it accepted that someone else visits the apartment on my behalf?

Yes, you can absolutely delegate your viewing to someone else. This is accepted and perfectly legitimate through a power of attorney letter automatically prepared during booking, authorizing our agents to attend the viewing on your behalf and ensuring everything is handled clearly and professionally.

I’m concerned the agency might prefer applicants who show up in person.

In most cases, this isn’t an issue at all. Agencies make their decisions primarily based on your dossier (your income, references, overall reliability) rather than who attended the viewing. Group viewings are simply meant to show the property, so attending in person rarely influences your outcome.

How it works in practice In Switzerland, most viewings are public and handled by agency staff or building concierges whose role is to open the apartment and answer basic questions. They rarely take notes or form opinions about visitors, and it’s common for family members or a friend to attend instead. What happens during the visit rarely affects the outcome, and decisions are made later, based on the dossier.

If my application is accepted, can I visit the apartment before signing the lease?

If your application is selected, agencies are generally flexible about second visits, whether simply wish to visit the apartment again before signing, or you couldn’t attend the viewing in person.

In many cases, you can also arrange a quick visit directly with the current tenant or the concierge, before the signature. It’s completely reasonable as a future tenant to want to experience the place again before making a final decision, to feel the space, the light, and the atmosphere.

Can I cancel my booking anytime?

Yes. And you’ll get a 100% refund if:

  • You booked a Pro visit
  • You cancel in advance: at least 12 hours before the scheduled viewing time (as specified in your booking)
  • You cancel before we could confirm an agent for your visit (by email)

If you cancel after an agent has confirmed, a cancellation fee may apply depending on how close it is to the viewing:

  • More than 24h before: free of charge
  • Less than 24h before: 10 CHF fee
  • Less than 4h before: 20 CHF fee

All cancellation fees are directly transferred to the Outvisit agents for reserving the time to attend your viewing.

Who are your agents? How are they vetted?

Our agents are local, reliable professionals who often live nearby. They approach every visit with care and attention, as if they were viewing the property for a friend.

Each Outvisit agent is authorized to work as a self-employed professional in Switzerland. They complete a full identity verification, a professional liability insurance (RC Pro) check, and hands-on training on what to look for during a property viewing.

Agents perform the assignment regularly and stay fully focused on delivering high-quality reports. Every visit is followed by a quality review, ensuring consistent reliability, professionalism, and local expertise for our clients.

Are the visits covered by insurance?

Yes. All our agents are covered by professional liability insurance (RC Pro), which protects against any accidental damage that might occur during a visit. This ensures every viewing is carried out responsibly and with full peace of mind for both you and the property owner.

What if the agent can’t access part of the property (cellar, laundry room, etc.) or fulfill one of my requests?

Just like if you were attending the viewing yourself, certain areas may sometimes be inaccessible or some questions may remain unanswered (e.g., cellar locked, concierge absent). In such cases, the agent will clearly note what was attempted and why it wasn’t possible.

How long does it take to receive my report?

Reports are delivered within 6 hours after the visit. With Premium, your report is delivered within 2 hours. You’ll get a message with a secure link to view and download your report.

What if no agent is available for my viewing?

We notify you within 4 hours if no agent can make it to your viewing. In that case, you’ll receive a full refund automatically.

How long will I have access to the report?

For privacy and storage reasons, we don’t store reports for longer than necessary. They are available for download for 14 days and strictly for your personal use.
