Outvisit Terms & Conditions
Preamble
These terms define the rules applicable to clients and agents interested in the Outvisit service.
- For clients, they govern the use of the delegated viewing service.
- For agents, they specify the registration and conduct requirements. A separate collaboration contract (mandate) will be proposed only to agents who meet the necessary criteria. That contract will then govern the actual performance of missions.
Part A: Conditions Applicable to Clients
Last updated: October 8, 2025
1. Purpose of the Service
Outvisit organizes delegated apartment viewings for rental properties in Switzerland.
Our partner agents attend the property in person, produce a detailed report (photos, notes, impressions), and deliver it to the client.
Outvisit is not a real estate agency and does not guarantee the successful rental or acquisition of any property.
2. Booking and Payment
Bookings are made online through Outvisit’s platforms.
Payment is required in advance of the mission via Stripe, or any other accepted payment method.
An order confirmation is sent by email, including a summary and a tracking link.
2bis. Service Pricing and Availability
Prices displayed on the Outvisit website are shown in Swiss francs (CHF) and may be changed at any time without prior notice.
Promotional offers or discounts are only valid during their published period.
Service availability depends on the location, the number of agents available, and logistical feasibility.
Outvisit reserves the right to refuse or cancel a booking if local coverage cannot be guaranteed (for example, in certain cantons or regions not yet served).
In such cases, the client will be informed promptly and fully refunded.
3. Information Provided by the Client
The client agrees to provide accurate and complete information, including:
- the exact property address,
- the name and contact details of the local representative (landlord, agency, concierge, etc.),
- the exact date and time of the viewing.
Any error or omission in this information may result in cancellation of the mission without refund.
4. Confirmation and Processing Time
Outvisit will inform the client within a maximum of four (4) hours after placing an order:
- that the mission has been confirmed by an agent,
- that it is still pending confirmation, or
- that it has been cancelled and fully refunded if no agent is available.
5. Cancellation by the Client
Clients may cancel a mission under the following conditions:
Situation | Refund | Notes |
Cancellation before an agent has confirmed | Full refund | No fee |
Cancellation after confirmation, more than 24h before viewing | Full refund | No fee |
Cancellation between 24h and 4h before viewing | 10 CHF cancellation fee | Paid to the agent |
Cancellation less than 4h before viewing | 20 CHF cancellation fee | Paid to the agent |
Incorrect or incomplete information provided by the client | No refund | Client responsibility |
Landlord or agency cancels the visit or prevents Outvisit from completing the mission (through no fault of the client) | Full refund | No fee |
All refunds are made using the same payment method as the original booking, within a reasonable time (typically 5–10 business days).
6. Cancellation or Inability by the Agent or Outvisit
If an agent cancels before the viewing, the client will be informed immediately.
- If the visit can be rescheduled in time, it will simply be reassigned to another agent.
- If it cannot be rescheduled, the client will receive a full refund.
- If the cancellation occurs less than four (4) hours before the viewing, the client is entitled to a full refund and one free viewing.
- If Outvisit must cancel more than 4 hours before the scheduled time due to lack of available agents, the client will be fully refunded.
7. Non-Performance of Service
If the viewing does not take place for a reason attributable to Outvisit or the agent, the client will receive a full refund of the amount paid and a credit for one complimentary viewing to be used later.
8. Delivery of the Report
The viewing report is delivered electronically to the client within six (6) hours after the start of the visit.
In case of unjustified delay, the client may request a commercial gesture (partial refund or credit).
The report reflects the subjective observations of the agent at the time of the visit and has no contractual or legal value with respect to the landlord or agency.
9. Quality and Satisfaction
If the client is dissatisfied with the report’s content, no automatic refund is due.
However, Outvisit may, at its discretion, offer a commercial gesture such as a discount, credit, or complimentary visit.
10. Abuse and Fraud
Any misuse of the service (fake bookings, repeated false requests, inappropriate behavior toward agents, etc.) is strictly prohibited.
Outvisit reserves the right to refuse or cancel any suspicious order and to block access to the service in case of proven fraud, without refund.
11. Professional Invoicing
Professional clients may request a detailed invoice.
All services remain payable in advance unless otherwise agreed in writing.
12. Data Protection
Client information is used solely for the execution of the mission (agent assignment, communication, invoicing).
No data is shared with third parties not involved in providing the service.
13. Limitation of Liability
Outvisit’s liability is strictly limited to the amount paid for the relevant mission.
Outvisit cannot be held responsible for errors, omissions, or misrepresentations made by landlords or agencies, nor for changes in property conditions after the visit.
14. Governing Law and Jurisdiction
These terms are governed by Swiss law.
Any dispute shall fall under the exclusive jurisdiction of the courts of Lausanne, canton of Vaud, Switzerland.
Part B: Conditions for Agents
Last updated: October 8, 2025
1. Status
Registration on Outvisit does not create any employment relationship or subordination.
Agents operate independently and, if they meet the necessary requirements, may later be offered a collaboration contract (mandate) to carry out specific missions.
Outvisit reserves the right to accept or reject any application without providing justification.
2. Registration Requirements
To apply, candidates must:
- provide accurate and verifiable information,
- agree to identity verification and, where applicable, verification of insurance documents,
- hold professional liability insurance,
- have accident coverage compliant with Swiss law,
- consent to the processing of their personal data in accordance with Outvisit’s Privacy Policy.
Outvisit may verify this information at any time and may refuse or suspend any incomplete or non-compliant application.
3. Code of Conduct
Agents agree to:
- maintain professional and respectful behavior at all times,
- use any information or client proxy exclusively within the scope of assigned missions,
- maintain confidentiality of client data,
- refrain from any misuse (fraud, falsified reports, resale of contacts, unjustified absences, etc.).
Serious violations may result in immediate termination of collaboration and loss of access to the platform.
4. Access to Missions and Termination
Registration on Outvisit does not guarantee access to missions.
Outvisit may:
- refuse or delay assignment of missions,
- terminate collaboration at any time, without notice or compensation, particularly in cases of rule violations or declining quality,
- withdraw access to the platform or agent profile without specific justification.
5. Mandate Contract and Payment
Financial terms, payment conditions, and operational responsibilities are defined exclusively in the mandate contract signed between the agent and Outvisit.
No mission may be performed without prior signature of this contract.
6. Governing Law
These conditions are governed by Swiss law.
Jurisdiction lies exclusively with the courts of Lausanne, canton of Vaud, Switzerland.
